Where the San Francisco market stood in August 2026

San Francisco's housing market carried its summer momentum into fall. Across single-family homes and condominiums combined, closed sales rose 9.2% year over year even as month-end inventory fell 24.0% — a combination that kept competition intense heading into September.

The single-family median sales price climbed 23.7% year over year to $1,855,000, with the median price per square foot up 18.6% to $1,108. Competition remained fierce: 86.4% of homes sold above asking — the highest share we've tracked this year — and sellers received an average of 124.1% of list price. Homes found buyers in a median of just 13 days, while month-end inventory dropped 28.4% to only 131 properties.

The condominium market delivered August's most dramatic shift. The share of condos selling above asking jumped from 28.6% to 53.5% year over year, while median market time fell from 48 days to just 14 — the fastest August pace in the historical record dating to 2010, and only one day slower than single-family homes. Closed condo sales rose 16.2% to 215, and the median price advanced 20.1% to $1,225,000.

Broader economic signals support the local picture: San Francisco Travel projects continued growth in hotel revenue and visitor spending this year, and the City Controller's latest report points to accelerating growth tied to AI investment and employment gains in healthcare and tourism. Together, these trends point to sustained buyer engagement as San Francisco heads into the fall selling season.
